Refinishing floors FAQ
Q: What do I need to do to prepare for my floors to be refinished?
A: Please remove all Furniture from the floors to be done
Better safe than sorry remove wall mounted TVs, overhanging lights and paintings
Please turn off gas vapour sensor as it will lock out gas fired hot water tank on newer tanks
Q: What does Advantage Flooring require?
A: We require electrical outlets – regular active outlets and a 220V plug are needed. Typically we use your electric oven plug and/or your electric dryer plug
If not available an electrician may be needed to set up a temporary plug. Please call Advantage for more information if unclear.
Moreover, please check your breakers as they could trip – Don’t understand what I need to check here? Breakers – please note that if your electrical system in your home shorts breakers may need to be switched on.
Q: I’m staining my floor a different colour, what do I need to do?
A: If you are staining your floors a different color, please pick out any Minwax oil based stain readily available at any hardware store (unless other arrangements have been made). Minwax oils are the best floor stains available.
Q: Will there be an odor and/or fumes when you are finished?
A: Yes, if you selected water based refinishing the odor and fumes will be similar to a water based paint smell. If you selected oil based refinishing the odor and fumes will be similar to oil based paint smell.
Please consult a physician if you have any health concerns for your family and consult a veterinarian if you are concerned for your pets.
Q: How dusty will it be?
A:It will be dusty. We will be cleaning the floor area before coating; however, dust will attach itself to walls so we recommend a thorough cleaning on completion.
You can do this yourself or for about $150 we can arrange a professional cleaning company to come in a take care of this for you.
We do leave our full garbage bags onsite… please, let us know and we can put them at the corner for regular garbage disposal. If this is an issue we can take it offsite but please request it before the service starts.
Q: My dog/cat is constantly shedding, what should I do during the process?
A: If your animal sheds a lot of hair please have them confined to a space either off site or away for the floors for a day before, during and a day after the process as hair from the animal can float on to the finish.
Q: How long will it take to dry?
A: It will take 8-12 hours to dry after each coat. At which point you should be able to walk on the floors with cleaned socked feet although we recommend as little traffic as possible between coats.
Wait 24-48 hours after the final coat before placing your furniture back. Always place furniture, do not drag. If you need to drag, use moving blankets or professionals where possible.
Note: Please wait 30 days to put your area rugs back in place.
Q: Do I need to remove the ¼ inch rounds or baseboards?
A: Yes, it is preferred if you can remove them. If you ¼ rounds and or baseboards are left on, they will most likely get nicked and will require touch up painting after the floors are finished and dry.
Q: If I am doing my hardwood floors in my kitchen do I need to move my appliances?
A: Yes, if you want the floor completely done underneath. If the customer does not move it Advantage will do everything possible to make sure it looks like it’s done properly. Usually this is OK as the customer will always have a fridge or stove on top of that portion of the floor.
Q: How is payment processed?
A: A deposit is required to book a floor finishing project. Deposits are accepted via an e transfer, cheque or cash. Deposits are nonrefundable. Please ask your salesperson for details.
Finally, payment is due at the final inspection which is typically 24 hours after your floors are finished.
Q: I work during the day, how will you access my home?
A: We will be required to enter and leave your home at different times during the process as a result we recommend using a lockbox on the door. If you do not have a lock box we can provide it for you.

What to expect when we are refinishing your hardwood floors
First day – Sanding day
- Our technicians will in your home for 4 to 10 hours of labour
- It will be noisy, when we use our drum sanders and edger’s to sand your floors there will be a large amount of noise like a loud vacuum.
- There will be an odor that will dissipate with time. The odor will be less with a water based product then an oil based product. The odor is similar to water and based paint.
- Do not open windows as we do not want dust blowing around on your floors until they are finished.
Optional – Staining
- This is required if you are staining your floors in a different colour
- Please approve stain on day one or before the beginning of the project. Any oil based Minwax stain colour is acceptable. Mixes can be done at extra charges please ask
- Our technicians will be in your home for 2 to 6 hours of extra labour
- You will need to stay off your floors for 8 to 12 hours to allow them to dry.
- There will be an odor that will dissipate with time. The odor will be less with a water based product then an oil based product. The odor is similar to water and based paint.
- Do not open windows as we do not want dust blowing around on your floors until they are finished.
Coating days (1-3 Days)
- Our technicians will be in your home for 1 to 4 hours of labour
- We’ll start with a light buffing of your floors and then apply the coating.
- Do not open windows until 24 hours after finished your floors. We do not want dust blowing around on your floors.
- Keep the temperature consistent in your home. Do not turn on AC, heat any more than what was previously in the home.
- You will need to stay off your floors for 8 to 12 hours to allow them to dry.
- There will be an odor that will dissipate with time. The odor will be less with a water based product then an oil based product. The odor is similar to water and based paint.
- During the 1st and 2nd coats, your floors will be rough as they are not finished yet. Please be patient as they may look blotchy and feel rough to the touch. This will be corrected upon final coat.
- Touch ups are inevitable. Generally, there are areas on a floor that are more “thirsty” than others resulting in a spot. This will be easily fixed by put on a bit more finish. Please talk to your technician if you require more clarification.
- Note: we are finishing your floors in your home and not in a factory; please do not expect a “perfect” floor. Although Advantage will strive for perfection it is not always attainable for several reasons such as the age and construction of your home, the air circulation, and the finishing.
Final inspection and settling up
- Your lead technician or your sales representative will need to do a final inspection 24 hours after the last coat on the floor.
- At this time any concerns or touch ups will be addressed.
- The full balance of the project is due.
For long lasting results
- Wait 24-48 hours before placing your furniture back. Always place furniture, do not drag. If you need to drag, use moving blankets or professionals where possible.
- DO NOT put your area rugs down for about a month after the last coat has been put down
- DO use 1 part vinegar 10 parts water when cleaning your floors
- DO buy a good micro fiber mop
- DO keep dogs and cats claws trimmed
- DO keep your floors dry and free from water… Wipe up any spills as soon as possible
- DO buy and use felt pads for underneath furniture… Bouclair is a good place as they sell them for $1.99 a pack!
- DO NOT wear shoes in the house… especially high heels
- DO NOT use murphy’s oil, pine sol or anything else that is too ph. Acid or ph. Basic
- DO NOT over-clean. It puts more water and chemicals on the wood, drying it out.
Keep us in mind for regular maintenance – every 3-5 years you may choose to buff and coat your floors at 50% off the sanding to keep your floors looking new all the time.
